Store front to shore front – as the mayor puts it – Patchogue is a bustling village nestled on Long Island, approximately 60 miles east of Manhattan.

It is a special place that sees its community as one big family. And, like most families, it wanted the very best for its people.

Showcasing a future-focused mindset and a passion to maintain this environment and reputation, the mayor and other local leaders sought to update their infrastructure. They had the right ideas but they needed the deep buildings expertise that Johnson Controls - the leader in smart, healthy and sustainable spaces - can provide to make these dreams a reality.

The power of partnership
Patchogue has become the gold standard for revitalization and local community growth.

The village wanted a partner that shared their vision of preserving natural resources for future generations, improving quality of life, and protecting the ecosystem.

Johnson Controls partnered with Patchogue to help them meet their green aspirations. From modernizing equipment and systems in facilities to optimizing water utilities to implementing renewable energy systems, the partnership between Johnson Controls and the customer covered all the bases.

Trusting the process
We understand that this kind of large-scale initiative can be daunting. The people we help have to master fast-moving trends, ever-changing regulations, certification requirements and economic incentives to produce the best plan.

One of the best facets of our approach is how we simplify the complex. Firstly, we sat down with village officials and set out our process: we would assess the overall project, discuss funding options, design and install the correct infrastructure improvements, and then provide ongoing support through expert maintenance and service.

As an infrastructure one-stop shop, Johnson Controls will continue to provide all upgrades, using best practices from the industry to give the village peace of mind, knowing that they are winning the race to decarbonization and investing in a greener tomorrow.

Excitingly, this energy savings project is dollar-neutral, meaning it comes at no cost to the taxpayer - in fact, it will even bring eventual cost savings.

A smart solution suite that pays for itself
The headline news is clear for Patchogue: this project is estimated to save the village around $8.2 million over 25 years.

Our team began with an energy audit, so we could get all the data we needed to fully understand the problem. This gave us the right information to build a proven path for the village to hit its decarbonization and renewable energy goals – all while optimizing building performance.

Using a special lease purchase contract that is not taxed by the government, our team moved to deliver:

  • Rooftop solar PV panels
  • Oil to gas conversion assets with new boilers
  • Updated building controls
  • Indoor air quality enhancements
  • Solar carports with electric vehicle (EV) charging stations
  • Upgraded LED street and baseball field lighting

Excitingly, this energy savings project is dollar-neutral, meaning it comes at no cost to the taxpayer - in fact, it will even bring eventual cost savings.

This investment is designed to reduce utility and operational costs, address deferred maintenance costs, leverage utility incentives and rebates, modernize systems, and define and support renewable energy.

In addition to the resources saved under the TELP contract, the lighting upgrades and EV charging stations generated an additional $27,000 in rebates. These are funds that can be used on other community initiatives, including playgrounds and other amenities.

A bright future for Patchogue
Patchogue mayor Paul Pontieri, who has been a major presence in the community for many years, described the project as “for the young families and for the future of the village."

Now, with their smart thinking and passion for preservation, they are paving the way for a greener future all while saving on energy costs and improving the safety and comfort of their community.
